TenantFinders offers a complete range of Leasing and Property Management services, all of which can be tailored to your meet specific needs.

Leasing Service

This is a one-time service to rent your home. We market & show your home and process applications until we find a suitable tenant. Once we have an approved tenant we draft the lease, collect the move-in funds (security deposit & first month’s rent) and handle the transfer of property to the tenant. All the funds collected by us are placed into a trust account in your name. From that account we pay ourselves the leasing fee, close the account mailing a check to you for the balance of the funds collected along, with a final financial statement and copy of the lease. Ongoing management becomes your responsibility.

Full Property Management

This is an ongoing service. In addition to everything we do above we collect the rent every month, coordinate maintenance, handle the property turn around between tenants, and do routine inspections. Send notices to tenants as needed (such as Late Notices, 3 Day Notices, Covenant to Perform notices, Advisories, HOA notices, etc). On a monthly basis we provide: an accounting & statement to you along with documents associated with the prior month’s activities, a check or deposit into your bank account of all funds in excess of your reserves. If you’d like for us to pay the expenses associated with your property such as mortgage, HOA dues or property taxes we will do that as well.

Credit Checks

If you manage your own property we can run a credit check on your applicant(s). Our credit report includes current account statuses, collection accounts and eviction records.

New Tenant Guarantee

If we place a tenant in your property that leaves within 6 months of signing a lease, we will replace them with a qualified tenant free of charge.

Advertising & Marketing

Tenant finders uses the most effective advertising and marketing tools to promote your property and find a qualified pool of applicants. Our complete marketing and advertising services include a mix of electronic media as well as tried and proven methods including:

  • Market analysis of your property to determine best rental strategies and maximize income
  • Take photos and provide an attractive written description of your property
  • Post your property on our website, Craig’s List, and other appropriate websites
  • Show your property to prospective tenants
  • Open houses
  • Placing a sign in front of your property (if desired)

You’ll also benefit from our long history in the East Bay area of San Francisco; TenantFinders receives many inquires directly from potential renters as well as from our existing renters that would like to change properties for one reason or another.

Tenant screening services

An important key to successful property management is placing the right tenant in the right property. TenantFinders is extremely thorough and uses a proprietary in-depth screening process to make sure you are getting the right tenant. Our background checks include accessing our own credit reports, checking driver’s license, confirming employment, verifying income, checking rental referrals from current and past landlords, checking eviction reports, and personal interviews with potential renters. Once all of the above has been performed we will present you with the best qualified applicant.

Five day Turnaround upon vacancy

Everyday your property is not in the proper condition for renting, you lose money. Our turnaround service will significantly shorten the time your property is off the market and as a result maximize income potential. TenantFinders can get your property rental ready in just 5 days. An expedited 1 day service is also available. Services include painting, carpet cleaning, repair or replacement (as needed), cleaning throughout and attending to maintenance issues, etc.

Maintenance & Repairs

24/7 TenantFinders is there to handle any maintenance requests or emergencies. We’ll schedule service, supervise and inspect the work performed. You’ll receive a complete report with receipts. And unlike some property management companies that have maintenance staff on their payroll, TenantFinders uses outside vendors that we have developed relationships with over the years. This means we don’t schedule “questionable” repairs to build our bottom line, but only when necessary. When work is needed, you can be sure it will be done by the right vendor and at a fair price.

Exit Inspections

When it is time for your tenant to move out – we will perform an exit inspection to make sure they leave your property in the same condition as when they moved in. Any damage from the tenant will be recorded and photos taken. The tenant’s security deposit refund will then be adjusted accordingly.

Eviction Services

Many property owners have first come to TenantFinders when they were faced with evicting an undesirable tenant. Our 26 years of experience has taught us how to make this process as smooth and as quick as the law allows. We will handle all of the legal, logistical, and communications work for you – minimizing the time needed to get the property returned to you while giving you “distance” from the process. As soon as the tenant has been removed our crew will make your property rental ready and help you get it re-rented as soon as possible. TenantFinders is proud to say that due to our thorough screening process as well as our philosophy of building good working relationships with tenants we rarely encounter the need to evict a tenant we place in our clients’ properties.

Bookkeeping Services

Our state of the art bookkeeping software simplifies accounting functions. Each month we will provide you with detailed monthly statements showing income and expenses. You’ll also receive a year end summary which will make your life easy and your accountant will love!

Remodeling services

From simple remodeling projects such as changing bathroom fixtures, to laying down a new floor to larger projects such as gutting and remodeling a kitchen, we have the experience and know how to get remodeling projects done on-time and on-budget. In most cases we can get projects done for far less than you could on your own. Having managed 1000’s of rentals we can also advise you as to which improvements will add the most value to your home!
